The calculation of the Site Density Factor will be based on the total acreage of Disturbed Areas. In order to ensure adequate distribution of Replacement Trees, they should be planted throughout the development and not concentrated in a single area. The total number of existing trees and Replacement Trees on the Site should be sufficient to produce a minimum Site Density Factor, which is determined by multiplying the Disturbed acreage by 20 Tree Density Units for single-family residential zoned property and by 15 Tree Density Units for commercial, mixed use, industrial, and all other non-single family zoned property.
The Site Density Factor can be achieved by counting existing trees that will be preserved, planting new trees, or a combination of the two. The formula for calculating the Site Density Factor (SDF) is SDF = Exiting Density Factor (EDF) + Replacement Density Factor (RDF). The SDF is calculated by multiplying the Disturbed Area by the multiplier established in sections 1 and 2 based on the zoning of the property and adding any required Significant Tree recompense. The EDF is calculated by converting the diameter of individual trees to remain on the site to Tree Density Units using the conversion table provided in Table A, “Trees Remaining on Site (Existing)”. The RDF is then calculated by subtracting the EDF from the SDF using the conversion table provided in Table B, “Replacement Tree Table”.
In the case of Trees within Buffers, existing Significant Trees located within a required zoning Buffer area may be included in the EDF if the entire CRZ is protected. However, Non-Significant Trees or Significant Trees that are not fully protected may not be counted towards the EDF. Trees (excluding Significant Trees located within required zoning Buffers) that are retained in order to meet Buffer requirements as required in the Unified Development Code will not be considered in the EDF. Replacement Trees in required buffer areas may only count towards the RDF if the Buffer does not have existing tree cover or is sparsely vegetated with trees prior to land disturbance or if tree replacement is required by zoning condition(s) that necessitate buffer (zoning or state waters) disturbance for tree installation. Buffers will remain undisturbed except for Replacement Tree installation or any disturbance required to comply with a condition of zoning in either circumstance noted above.
